Covenants
RESTRICTIVE COVENANTS – General
- Lighted Address Numbers on home
- HOA Dues paid at closing – $1,200 biannually/$2,400 per year. Common Areas: Beaches, Raking Beaches, Snow Removal, Lawn Care, Landscaping, Playground, Pickleball Court, and Lake Management are included in HOA dues.
- Facilities Fees paid to Still Water Lake at Closing:
Single-Family Lots Sewer/Water Facilities Fee $1,200 paid by buyer at closing
Townhome Lots Sewer/Water Facilities Fee $1,630 paid by buyer at closing
Commercial Lots Sewer/Water Facilities Fee $3,300 per acre paid by buyer at closing - Elected HOA Board to manage HOA after development is complete
- Plan Review Fee – $750 per Townhome Units, $1,500 per Single Family Lot or Commercial Lot- Plans to be Reviewed by Developer
- Buyer to install sidewalk and a minimum of one tree on the street side of their lot or 1 per 2-plex
- An 8’ x 12’ dock will be allowed parallel to the rear lot line at Still Water Lake. A 12’ x 12’ platform is allowed parallel to the rear lot line to allow for fishing, swimming, or ease of use for SUP Boards, Kayaks, Canoes, or Pedal Boats.
- Maximum 5 HP Gas or Electric Pontoon or Fishing Boat length is 14 feet.
RESTRICTIVE COVENANTS – Lots
- 1200 SF Minimum – Ranch-style home
- 1400 SF Minimum – 1.5 or 2 story
- 10% Brick or Stone front on the roadside
- House Setbacks – 20’ Front, 25’ Rear, and 5’ from each side

Preliminary HOA Rules & Regulations
- No-Wake Lake for SUP’ Boards, Kayaks, Canoes, Pedal Boats, 14′ or less pontoon and aluminum fishing boats with electric engine or 5HP or less gas engines.
- Must build single-family home within 24 months of lot closing or lose lake privileges.
- Construction of all residences must be started within 24 months of the date the Lot was originally purchased from the Declarant.
- Once construction starts on a Lot, the construction process must be completed within 12 months.
